Follow these five steps to help your agent sell your property:

1. Property preparation:
Before doing any renovations or property preparations get an agent to advise you. 
A good agent will know what buyers look for a property and he will be able to advise you on 
what to do to get your property ready to sell, Small things that make a big difference:

• Do the garden
• Fix the gutters
• Clean the pool
• Fix old damp problems and ceiling stains
• Do not hide problems fix them

2. Keep it clean:
A cluttered or messy property just looks bad

• Make the beds
• Do the dishes
• Open the curtains
• In some cases having too much furniture in a room can make the room look smaller.

3. Lock the pets up:

• Don't lose a sale because of a pet even if your pet is the most well-behaved on earth!
• Some people just have a phobia. Lock your pets away, We as agents want the buyers to focus on the viewing of the property with no distraction.

4. Lights on:

• A very good tip that makes a big difference even if it is during the day. 
• Lights on just look better and more inviting.

5. Stay away:

• Buyers feel like strangers on your property and they won't give their honest opinion about a property or room when the owner is walking with them.
